Cintra House sits at the junction of heritage obligation and commercial viability — a Grade II Italianate façade retained within a redevelopment of more than 140,000 square feet.

The discipline was forensic: understanding what the listing protected, what could move, and how new structure could support old fabric without pretending to be old. Heritage and viability were not traded against one another; they were designed together.
